The Operational Challenge
Brackley Leisure Centre serves as a critical community facility, with the first-floor corridor providing the sole access route to the operational gym. The existing carpet tiles and vinyl were scheduled for replacement, yet the centre’s operational hours—06:30 to 22:00 on weekdays—presented a significant logistical constraint.
The paramount challenge was to execute the comprehensive scope of works—including material removal, sub-floor screed preparation, and final floor installation—without necessitating any facility closure or disrupting public and staff access. This required a methodology that guaranteed uninterrupted service delivery throughout the project’s duration.
The Solution: A Meticulous Out-of-Hours Execution Strategy
PPM were responsible for the procurement and oversight of a specialist contractor, ensuring all works adhered to stringent operational and safety protocols.
The solution was a rigorously planned, phased installation conducted exclusively outside of the centre’s operating window (22:00 to 06:00).
Key elements of this strategy included:
- Out-of-Hours Delivery: All site demolition and installation activities were strictly confined to the 8-hour overnight period, eliminating any interface with the public.
- Phased Access Management: The contractor deployed controlled phasing and hoarding techniques to consistently maintain a safe, alternative route for corridor access prior to the centre’s morning reopening.
- Material Specification: Polyflor Forest fx PU flooring was specified for its high durability and longevity, addressing the demands of a high-traffic commercial leisure environment.
- Daily Safety Handover: Each night shift concluded with a comprehensive clean-down, material removal, and a mandatory safety inspection to ensure the corridor was clear, safe, and fully operational for the 06:30 AM reopening.
Project Outcome
The project was completed successfully and on schedule, meeting the core client objective of achieving a full floor replacement with zero operational downtime for Brackley Leisure Centre.
The seamless execution strategy ensured that community access to all facilities, including the gym, remained completely uninterrupted. The installation of the new, high-specification Polyflor flooring has provided a durable, long-term solution that significantly enhances the safety and aesthetic appeal of this critical public zone. This project stands as a prime example of successful, complex refurbishment delivery within a live, operational environment through meticulous planning and stringent contractor oversight.
